Modern Neighborhood

ABOUT  THE
BROADWAY HEIGHTS NEIGHBORHOOD
.

Broadway Heights is a small community in the southeastern section of the city of San Diego. It is bordered on the north, east, and west by Lemon Grove, and on the south by Encanto and Mallard Street. The predominantly African-American community has just over 1040 residents within its seven blocks.

The 140-lot subdivision  was approved in the late 1950s, with most of the homes being built around 1960. A smaller "Rancho Valle" 43-lot subdivision is immediately to the east of the Broadway Heights subdivision, and is included in this neighborhood section. The neighborhood is atop the highest peaks in the community with an average elevation of over 400 feet above sea level. The highest parcels are along Mallard Street, with the remainder of the neighborhood terraced down in the northern portion of the subdivision. Many locations have views to the north and east.

The population density is among the lowest in District 4 and its median income is among the highest. A beautifully landscaped "Broadway Heights, Please Drive Safely" community sign welcomes residents and visitors to the community.

An extremely active community, the Broadway Heights Community Council sponsors an annual Pancake Breakfast, Community Clean-up, Block Party, Community Celebration in November and Best Christmas Decorated House contest.

Ask people in San Diego where Broadway Heights is and you might get nothing but a lot of shrugged shoulders. It is, after all, one of the smallest communities in San Diego, made up of only about 7 blocks and fewer than 200 homes. But this small neighborhood in the southeast of San Diego may have some big lessons for the whole city, lessons in how to build community, how to welcome newcomers and how to turn your neighbors into friends. In the last 20 years, Broadway Heights has transformed itself into one of the lowest crime neighborhoods in San Diego.

The demographics of a place can be a fair indicator of how ‘neighborly’ a place is.
